IMPORTANT DUE DATES:

  • February 1st - Your calendar is due for the next winter for the usage dates starting November 1 to April 30.
  • November 1st - Your calendar is due for the next summer for the usage dates starting May 1 to October 31.

For the benefit of all concerned there are several Policies and Procedures that we ask of Owners, concerning their "Owner Bookings" at the Resort:

  1. Complete Owner Usage Calendar – Due February 1st for next winter bookings and November 1st for next summer bookings. Pre-booking allows Panorama to better predict our available inventory, which is needed to acquire business, meaning an opportunity to increase revenue. By filling out an Owner usage calendar Owners can be guaranteed their requested dates.
  2. Last Minute Bookings – If an owner wishes to request a reservation that is not indicated on their Owner Usage Calendar they may do so by contacting your Homeowner Experience Department at which time the request is subject to availability of the unit. We ask that during high occupancy periods, the request is not made until 48 hours before expected arrival to allow our reservations department the ability to fill last-minute guest requests and increase revenue generated into the rental pool.
  3. Estimate Usage – To better accommodate Owner booking requests and needs we have removed our maximum night policy of Owner Usage. As all dates booked according to the Owner Usage calendar are guaranteed, we ask for all Owners to plan cautiously and block off as many potential reservations as needed then cancel as necessary according to the cancellation guidelines summarized below.
  4. Cancellations - Cancellations must be made a minimum of 14 days before arrival in the regular season or 30 days prior in peak season to enable Panorama to attempt to fill the new vacancy for mutual benefit. Please email your Homeowner Experience Coordinator before your arrival date if you are not coming. This will prevent you from being charged a departure cleaning fee. In addition, if your reservation falls during a peak period we may have the ability to sell your unit on last-minute notice and a cancellation may be possible.

The Lookout Townhomes

  • January 1st - Your calendar is due for the next year for the usage dates starting July 1 to June 30.

For the benefit of all concerned there are several Policies and Procedures that we ask of Owners concerning their "Owner Bookings" at the Resort:

  1. Complete Owner Usage Calendar – Calendars outline your specific rotation weeks from July 1 to June 30.  Fill out the Owner usage calendar according to your vacation plans by booking a minimum of 50% owner usage (equivalent to 49 days) during any of your assigned rotation weeks.
  2. Last Minute Changes – If an owner wishes to change vacation plans that have been outlined on the owner usage calendar they may do so by contacting your Homeowner Experience Department at which time the request is subject to availability of the unit.
  3. Cancellations - Cancellations must be made a minimum of 14 days before arrival in the regular season or 30 days prior in peak season to enable Panorama to attempt to fill the new vacancy for mutual benefit. Please email your Homeowner Experience Coordinator before your arrival date if you are not coming. This will prevent you from being charged a departure cleaning fee. If you cancel a reservation and fall below the required 50% usage we ask that you replace that reservation with another before cancelling.
  4. Maintenance Weeks - Each year every Lookout unit receives a maintenance week for preventative maintenance and deep cleaning. All Phase 2 units (300,400,500) have a maintenance week in the spring and all Phase 1 units (100,200) have a maintenance week in the fall. The maintenance will fall under your rotation schedule once every four years, so please be advised that you may not occupy your unit during this week; however, it may count towards your owners' usage. Please refer to your rotation calendars for a complete schedule.
